A master bedroom suite in an older home is not always practical. But SMC Construction successfully helps homeowners overcome challenges with the space they have available to create what one client calls an “oasis”.

new railing to meet code for hallway width

SMC was asked to convert an attic in an older South Minneapolis home into a full master bedroom suite for the client – a project other contractors weren’t able to figure out. Older homes have many potential obstacles to meet code. Vaulted ceilings make it difficult to maintain the required room height. This also means that there may be no flat walls tall enough for a vanity and mirror in the bathroom. And, in this case, the size of the space and location of the stairs created issues with finding the 3-foot hallway width needed for code.

created a bump-out wall for the bathroom to accommodate a vanity and mirror

By reverse engineering the project SMC planned the entire space based on the height requirement, starting with the framing and continuing through every element of the design. In order to create the master bathroom, they bumped out one side of the room to create a wall tall enough for a vanity and mirror. However, this reduced the hallway width between the new bathroom and the existing access to the stairs. So they reconfigured the stairs with a beautiful, angled railing to widen the hallway.

The owner couldn’t have been more thrilled with the results. “We hired SMC for our projects of a lifetime- giving us our dream master + bath reno, and a redo-refresh of a first-floor bath and guest room.

meeting code for ceiling height meant everything had to be designed around that challenge, starting with the framing

“Sinan and his team gutted a 1922 2nd story to the rafters and created a beautiful oasis of a master with a dream bath and walk-in shower. Sinan personally and creatively resolved some challenging design issues that a prior architect and builder were unable to resolve. His team was professional and respectful. The communications were always timely; and the trust was always there. They respected our home and our time.

“One of the things we appreciated the most was how, if anything didn’t go as planned, Sinan made it his priority to get it right. The end result is a beautiful reno which integrates really well with our 1922 Craftsman Design. We highly recommend SMC for any project large or small!”
